All applicants must be 18 years of age or older. Valid driver’s license or identification and social security cards are required.

Income Guidelines: All applicants must make 3.5 times (gross) monthly rent on all apartment models. Proof of income must be provided and last 2 pay stubs.

Credit Guidelines: All credit must be in good standing.  Applicants with no credit history must have excellent landlord history and employment for more than one year (may require a co-signer and/or 2 months security deposit).

Employment History: Employment verification required. All applicants must be employed for more than one year.  If employed for less than one year, applicants must provide long-term employment prior to current employment. Exceptions are made for students.

Landlord History: Residential verification required.  Current and previous landlord history must be in good standing. Evictions, non-payment of rent, and lease breaks are considered poor landlord history and will be denied regardless of credit history.

Important Notice

Any negative credit history or criminal background may be basis for denial. Applicant must provide all necessary documentation within 24 hours. Failure to provide qualifying information will result in forfeiture of application and your claim to a particular apartment.
